Founded in 2020, TR2 Group is the parent company of a growing family of accommodation brands, from a 19 bedroom hotel on Loch Broom to guest houses on the Isle of Skye and lodges in Wales.
We buy businesses to run them. Our own team handles revenue management, guest experience and operations, so every acquisition benefits from systems already proven across our portfolio.

What we look for
- Hotels, guest houses and B&Bs in the UK
- At least 15 rooms (keys)
- A proven trading history with accounts and booking data we can review
- Turnover of £200k or more a year, or a clear path to it
- Room to add value through investment, pricing, marketing or operations
- Freehold property only, not leasehold

We are not just building places to stay. We are building destinations worth returning to.
Tomas founded TR2 Group in 2020 after more than a decade operating holiday lets, serviced apartments and glamping in Scotland. He leads deal sourcing, investor relations and strategic operations across the group.
He is passionate about turning potential into performance: building trusted partnerships with owners, keeping good teams in place and raising the guest experience at every property the group takes on.

Who buys independent hotels in the UK?
TR2 Group buys and operates independent hotels, guest houses and B&Bs with at least 15 rooms. We own Harbour House, a 19 bedroom hotel on Loch Broom in Ullapool, and guest houses on the Isle of Skye. Hotel owners can speak to founder Tomas Robertson directly and in confidence.
What turnover does my business need for TR2 Group to buy it?
We usually look for UK hospitality businesses turning over £200k a year or more, with a proven trading history. If you are below that but have something special, we are still happy to talk.
Can I sell my hospitality business without using a broker?
Yes. You can contact us directly and speak to the founder from the first call. We also work alongside specialist brokers when an owner already has one: our purchase of Brecon View was completed through Christie & Co.
How long does it take to sell a hospitality business to TR2 Group?
It depends on the business. After a first call we review your figures and, if it is a fit, put a clear written offer and heads of terms to you. Completion then follows due diligence and the legal work on the property, any leases and licences, which is usually the longest part.
Can I sell my business confidentially, without staff or guests knowing?
Yes. Everything you share is seen only by the TR2 Group team, and we are happy to sign a non disclosure agreement before you share accounts or trading data. Your team and guests do not need to know until you decide they should.
Will my staff and future bookings be looked after if I sell?
We buy businesses to run them. Honouring forward bookings and keeping good local teams in place is central to how we take over, and each business keeps its own name and website.
