If your business is trading well, we can move fast to buy it. We work with a trusted team of brokers and solicitors who know how we operate, which keeps things moving without the usual delays. We’ve bought three hospitality businesses in the last 12 months, so you’ll be dealing with buyers who know how to get a deal over the line. We’ll be upfront about what we can offer and work to a timescale that suits you.

Grow it with us, then sell

Not quite ready to sell, or think the business could be doing more? We can step in and take on parts of the running of it, taking work off your plate while we work together to grow the profits. You keep earning, with less to do day to day, and when the time is right we buy it from you. It’s a longer journey, but one that can work out better for everyone.

Selling to TR2 Group

Who buys independent hotels in the UK?

TR2 Group buys and operates independent hotels, guest houses and B&Bs with at least 15 rooms. We own Harbour House, a 19 bedroom hotel on Loch Broom in Ullapool, and guest houses on the Isle of Skye. Hotel owners can speak to founder Tomas Robertson directly and in confidence.

Do you buy hotels and guest houses in Scotland?

Yes. Hotels, guest houses and B&Bs are what we buy. We own and run Harbour House, a 19 bedroom hotel on Loch Broom in Ullapool, Loch Eyre House and Atholl House on the Isle of Skye, and serviced apartments in Glasgow and Edinburgh through Woodside Professional Solutions.

What turnover does my business need for TR2 Group to buy it?

We usually look for UK hospitality businesses turning over £200k a year or more, with a proven trading history. If you are below that but have something special, we are still happy to talk.

Can I sell my hospitality business without using a broker?

Yes. You can contact us directly and speak to the founder from the first call. We also work alongside specialist brokers when an owner already has one: our purchase of Brecon View was completed through Christie & Co.

How is a hotel or guest house valued?

We look at trading profit over the last few years, occupancy, room rates and RevPAR across the seasons, the booking mix between direct and online travel agents, the condition of the property and units, planning consents and licences, and how much room there is to grow. You do not need a formal valuation before speaking to us.

How long does it take to sell a hospitality business to TR2 Group?

It depends on the business. After a first call we review your figures and, if it is a fit, put a clear written offer and heads of terms to you. Completion then follows due diligence and the legal work on the property, any leases and licences, which is usually the longest part.

Can I sell my business confidentially, without staff or guests knowing?

Yes. Everything you share is seen only by the TR2 Group team, and we are happy to sign a non disclosure agreement before you share accounts or trading data. Your team and guests do not need to know until you decide they should.

Will my staff and future bookings be looked after if I sell?

We buy businesses to run them. Honouring forward bookings and keeping good local teams in place is central to how we take over, and each business keeps its own name and website.

Who owns Harbour House, Coorie Retreats, Loch Eyre House and Brecon View?

They are all part of TR2 Group, a UK hospitality company founded in 2020 by Tomas Robertson. The group also includes Harbour House Hotel in Ullapool, Atholl House on Skye, Woodside Professional Solutions, Loch Eyre Shepherd's Hut and Loch Eyre Cottage.
